Lets get you moving.....    


Here you will find all the relevant documents required to apply for one of our properties for let. Any potential tenants over 18 years will be required to complete the referencing process in full which normally takes 3 to 5 working days. The fastest method of completing your application is in the comfort of your own home or somewhere you can access a computer.

Once you have paid for your application you will need to email info@wynnandwalkerestates.co.uk with your name, email address and contact numbers. We will then contact Uktenantdata who in turn will send you a secure link to your online application.


Alternatively the documents can be completed within our office with a member of our team if preferred but all applications must be completed in full in order to avoid any delays. We recommend that you inform a member of staff if you or any other tenant may have issues passing any credit or referencing checks as once your application is paid for it is non-refundable.



How long does my application hold the property for?


Upon receipt of the application and payment of £150.00 per applicant the property will be taken off the market for duration of 14 working days to give ample time for your checks to be completed. Once passed we will hold the property for a further 7 days (unless agreed otherwise with landlord) enabling you time to get a move in date set. A successful application will hold the property for 21 days in total. If the move in date is any later than 21 days the property will be re-marketed after this time (unless agreed otherwise by the landlord).

If the checks are not completed within 14 days of submission or the applicant has failed to contact the office or respond to our reference agent then the property will be placed back on the market and any application fee will not be refunded.


What if I/We require a guarantor?


The guarantor will be required to complete the same referencing checks and complete a full guarantor agreement on the move in date. A further cost of £150.00 applies for the preparation of a guarantor agreement if the application is successful.


When do I pay my deposit and first month’s rent?



Once your application is successfully completed rents and deposits are paid in advance and we ask that the funds are paid into our bank account (unless advised otherwise) prior to the move in date set. BACS payments can be made the day before but please be advised that all payments must be CLEARED before the move in can take place.




I have a pet, what further deposit is required?


The most common animals are cats and dogs and we will check first if the landlord will accept pets. A minimum £250.00 per animal is payable unless agreed otherwise with the landlord. Any other pet will need to be considered by the landlord before the processing of any application.


How much do I need to earn to afford a property?


30 times the rent is the amount needed yearly to prove you can afford to live at any let property.

Property A is £400.00 per calendar month --- 30 x £400.00 = £12,000 per year

For a tenant(s) to afford a property at £400.00 per calendar month they will require an income of £12,000 yearly.



What insurance do I need?

You will require contents insurance for your rental property, we are able to arrange this for you through rent guardian upon request.
